The growth in title is commercial - and commercial is complexity work

The second biggest underwriter said the quiet part out loud last week.

First American Q1 earnings announced. Commercial revenue up 48%. Residential purchase revenue down 4%.

CEO Mark Seaton described residential as sluggish and told analysts the commercial run has "a couple more years" of legs.

The growth in title this decade lives in data centers, energy, and industrial real estate.

Commercial isn't volume work. It's complexity work. The agencies that staff and tool for complexity now will have a very different end to this decade compared to the rest.
